Make yourself a personal podcast before your next listing appointment
How to use AI to get smarter, faster.
I was speaking at Tom Panos’ Black Belt event this week and someone asked me what I thought was the easiest AI win for agents right now.
I keep coming back to the same answer: make yourself an array of personal podcasts.
Not something you publish on Spotify, but one you listen to in the car on the way to the appointment.
Here’s what I mean.
Step 1: Let Google do the research
Go to gemini.google.com and turn on Deep Research. Google has by far the best deep research feature of pretty much every model right now.
You give it a question – “find out everything you can about [this development/house/person]” – and it creates a research plan, browses hundreds of websites on your behalf, and comes back with a proper report. Grounded in sources.
To show how this works, I usually demo it with a Gold Coast development – the Lakes at Mermaid Waters. (Wild history. Sold to developers, developers went bust, and sold back to the original owners.) The kind of backstory you’d want to know inside out before a vendor meeting - (imagine if someone in one of those apartments invited you in for an appraisal?)
In this example, Deep Research comes back with about 13 pages of history and backstory.
Step 2: Turn it into a podcast
Now, nobody wants to sit down and read through 13 pages, let alone memorise it all, before an appointment.
So you can either take that report and drop it into Notebook LM (notebooklm.google.com – it’s free), hit “Audio Overview,” and create a personal podcast.
Now Notebook LM is also integrated directly into Google’s Deep Research so you can create an audio overview from the same screen.
Two AI hosts. Discussing the property. The history, the deal structure, the numbers. All of it – in a conversation you could listen to on the drive over.
Here is the result:
The Audio Overview feature now has four formats:
Deep Dive – the full two-host conversation (great for appointment prep)
Brief – a quick 1–2 minute summary when you’re short on time
Critique – constructive feedback on whatever you’ve uploaded (handy for reviewing your own marketing materials before they go out)
Debate – two hosts argue different perspectives (think: prepping for pricing objections)
You can customise the length, tone, and even the language. And on the free plan, you get three Audio Overviews per day.
What else could you do with this?
Listing prep is the obvious one. But think about:
Suburb briefings – drop in a few market reports and let the AI hosts talk you through the highlights while you drive between appointments
Vendor research – Google your vendor, let Deep Research build a dossier, then listen to the podcast version before you meet them
Market updates for your team – create a weekly audio briefing from the latest data without having to write or present anything
Reviewing your own content – feed it to your listings, your testimonials, your bio, and use the Critique format to hear what could be stronger
Why this one’s worth trying
I wrote about NotebookLM once before, back when it first launched. It was cool then – you could upload documents, and it would generate an audio discussion.
But the Deep Research combo changes things. You don’t even need to go and find the documents yourself. Google does the research, writes the report, and then NotebookLM turns it into something you can absorb while you’re doing something else.
Ten minutes of setup. Then you press play.
